My clients and their children have since been living in this home for the past 6 years and have evaluated their changing needs as a growing family, they also want to make the most of their stunning sea views. Their requirements range from a new master bedroom suite, sitting room with balcony, spacious utility room, home office, playroom, gym with roof terrace and storage/garage.
The design challenge was how to make the house more functional for a growing family, without creating a lopsided home, where the extension is working harder than the existing spaces. You don’t want the main spaces to become a corridor to the extension.
The house needs to provide more space for my clients to live/work/ have time-out to watch a match, work-out and enjoy the amazing views. Better physical connections were needed to connect to garden, this connection needed to be beside where kids play and hang-out.
We analysed the site and the existing home to find the best location for their accommodation needs. Our proposed solution is a two-storey side extension to integrate with the existing house massing and surrounding properties. We have worked with the existing form of the building, and used the same style features as the existing house, following the roofline and use of the same plaster and stone on the elevations. The house drops in level below the road, this is an advantage in creating a low-impact single storey extension at the front, while integrating the garage in the form of the existing building, rather than a stand-alone structure in front of the house.
The extension area is 126sqm on the first floor, with a garage area of 30sqm. The existing area of the house is 216 sqm.
The house is an A2 rated, we will continue to use passive house principles with the allowance of solar gain for the new living room and bedroom, installing triple glazed windows, focusing on airtightness and insulation and expanding the heat pump and heat recovery air handling system.
The extension received planning permission in January ’25 without any delays, objections or changes to the design. We went through a detailed design process to engage the planners with the design and the neighbours to ensure everyone is on board. This work was done before making a planning application. This approach produces the best results for all stakeholders.
Construction drawings are been prepared and will start on site in the next few months.
